Delaware markets we serve

Wilmington and Northern New Castle County

Wilmington, Greenville, Hockessin and Bear. Corporate and banking employment, with some of the state’s most established neighborhoods.

Newark and Middletown

The University of Delaware is in Newark, and Middletown has been absorbing much of the county’s newer family construction.

Dover and Kent County

The state capital, plus Camden, Smyrna and Clayton. Dover Air Force Base brings military families into the area year-round.

The Delaware Beaches

Lewes, Rehoboth Beach, Dewey Beach, Bethany Beach and Fenwick Island. A very large share of buyers here are retiring or buying a second home.

Millsboro, Milton and the Inland Bays

Where much of the new 55-and-over and active-adult construction has gone, a short drive behind the beach towns.

Milford, Seaford and Georgetown

Inland Sussex County. Agriculture and food processing, and the most affordable housing in the state.

Questions worth asking your Delaware agent

Community rules and water are what catch buyers off guard in Delaware, particularly down at the beaches.

  • Is this home in an HOA or an active-adult community? Ask for the fees, the rules and any pending special assessments in writing, early.
  • Are there capitalization or transfer fees due at closing in this community? Ask your agent to confirm what they are before you write an offer, because they are easy to miss.
  • What flood zone is the property in, has it ever taken water, and what does flood insurance cost on this specific house? Ask near the beaches and near the inland bays both.
  • Is the house on public water and sewer, or a well and septic? If a well, ask whether the water has been tested; if septic, when it was last inspected.
  • How does this lot drain in a heavy rain? Ask about standing water, not just the flood map.
  • What are the property taxes and school district here, and what are the actual figures? Ask your agent to pull them rather than estimating.
  • In the fast-growing parts of Sussex County: what’s still approved to be built around this lot?
  • If rental income is part of your plan, ask what this particular town allows for short-term rentals before you count on it.

How the referral works

1. Tell us about your move. Where you’re buying or selling, your timeline, and anything that matters to you about who you work with.

2. We find the right fit. We review your request and match you with an agent in your specific market — not a call center, and not whoever paid the most.

3. You meet your agent. We make the introduction. If it isn’t the right fit, tell us and we’ll find someone else.

What this costs you

Nothing. There is no fee to the buyer or seller, ever.

We’re paid a referral fee by the agent after a successful closing — which means we only do well when you’re genuinely well served. It also means we have no reason to push you toward anyone who isn’t right for your situation.

How we choose agents

Shared faith is the starting point, not the qualification. Every agent in the network is a licensed, actively practicing professional with real transaction experience in the market they serve.

We look for people who communicate honestly about price, who will tell you when a house is a mistake, and who treat the work as service rather than a sale. Read more about what we do and see what clients have said.

Common questions

What if I’m relocating from out of state?
That’s one of the most common requests we handle. We’ll connect you with an agent who works with relocating families regularly and understands remote buying.

Am I obligated to use the agent you recommend?
No. Meet them, and if it isn’t a fit, let us know.

Do you help with selling as well as buying?
Yes — and with both at once, which is the situation most families are actually in.

Is this only for Christians?
No. Anyone is welcome to use the service. Our agents serve all clients professionally and in full compliance with Fair Housing law.

How quickly will I hear from someone?
We review every request personally rather than routing it automatically, and we aim to make the introduction quickly. You’ll hear from us either way.

Delaware questions

Do you cover all of Delaware?
We work across all three counties — Wilmington and northern New Castle, Newark and Middletown, Dover and Kent County, the beaches, and inland Sussex. Tell us your market and we’ll tell you honestly whether we have strong coverage there.

We’re retiring to the Delaware beaches. What should we look at closely?
The community documents, more than the house. A great deal of what you’ll pay and what you’ll be allowed to do comes from the HOA or the active-adult community rather than from the property itself, and those details surface late unless somebody asks early. Also be honest with yourself about how far behind the beach you’re willing to be, because the difference in price between the beach towns and ten minutes inland is substantial.
