What you are really choosing when you pick a listing agent
Most sellers interview two or three agents and go with whoever quotes the highest number. It is an understandable instinct, and it is the most expensive mistake in the process.
A listing price is a pitch, not a valuation
An agent who wants your listing has every incentive to tell you the house is worth more than it is. The house then sits. Four weeks later the conversation is about a price reduction, and the listing has lost the attention that only new inventory gets. Ask every agent to show you what they listed their last few homes at and what those homes actually closed for.
What happens when an offer disappoints you
This is where you find out what kind of agent you hired. Some will press you to accept, because a closed deal is a paid commission. A good one will tell you plainly what the market is saying, what it will cost you to wait, and then let it be your decision.
Selling is rarely only a transaction
People sell because of a new job, a growing family, a death, a divorce, or a call to somewhere else. Sellers tell us they wanted an agent who could sit in that with them rather than treat the house as inventory. Every agent we refer is screened before we send them a seller.
Questions worth asking any listing agent
Ask all of them the same questions and compare the answers side by side. The differences tend to be obvious.
- What did your last five listings in this area list for, and what did they close for? Ask for the addresses.
- What is your commission, what does it cover, and what is being offered to the buyer agent?
- What happens in the first fourteen days — photography, staging advice, where it gets listed, open houses?
- At what point would you recommend changing the price, and how will you raise it with me?
- What would you do differently if my priority were speed rather than top dollar — or the other way round?
Two things worth being wary of: a valuation given without walking the house, and anyone unwilling to put their recent list-to-close numbers in writing.

3. You meet your agent. We make the introduction and you decide. If it is not the right fit, tell us and we will find someone else.
What this costs you
Nothing extra. There is no fee to you for the introduction. When the sale closes, your agent pays us a share of the commission you had already agreed with them — it does not add anything to your cost of selling.
