Insurance is often the deciding factor

In much of Florida, whether a home is insurable — and at what price — can matter more to your monthly cost than the mortgage rate. Roof age, construction type, elevation and flood zone all feed into it, and a quote that looks fine in one neighborhood can be dramatically different a mile away.

A good Florida agent will push you to get an insurance quote early in the due diligence window rather than at closing. Wind mitigation and four-point inspections often pay for themselves in premium reductions.

Homestead exemption and the assessment cap

Florida’s homestead exemption reduces the taxable value of a primary residence, and the Save Our Homes provision limits how fast the assessed value can rise while you hold it. If you already own a homesteaded Florida property, you may be able to carry accumulated benefit to your next one.

The practical effect is the same as elsewhere: the tax line on a listing reflects the seller’s situation, not necessarily yours. Ask what your number would actually be.
